1440p - full UHD not at my price point I don't think

I know you said you want to go with either the 1080 or 1070 but I recommend you take a good look at this setup as when it comes to staying on budget and getting top level performance you are not going to beat it.
2 rx480s - $400 total
1 gtx 1080 $800
both setups deliver very similar performance in terms of frame rate output with the gtx ever so slightly taking the win.
1440p gsync monitor at 30 inches+ you are looking at around $800
4k freesync monitor from above is just under $600 including shipping
Total for nvidia + gsync @ 1440p roughly $1600 dont expect this to drop by more than $100 any time soon.
Total for amd + freesync and 40 inch 4k $1000
The monitor I posted will do 4k @ 60hz and that scales all the way down to 1080p @ 120hz meaning 1440 would land you around 80hz.
Either way AMD is going to be your absolute choice when it comes to staying on a budget. Nvidia G-Sync is much more locked down in terms of who is allowed to use it which drives up their price. AMD has also 100% killed it with their price to performance ratio on the rx480. The $400 is referencing 2 of the 4GB versions but 8GB versions will be available at an increased price. I am guessing the 8GB version to be around $275 putting a dual setup around $550 which still absolutely destroys the gtx 1080 in terms of price.
